So you're searching for your new home in Torrance, California, and you think you've got all the information you need. You think that the Toronto town homes and condominiums for sale you were looking at in Ontario will be pretty much the same thing as the town homes and condominiums for sale in Torrance. But you'd be wrong there. Condominiums come in many sizes and styles, not just in the standard apartment for sale configuration. There even exists a model known as a condo town house.

What is a condo town house? A condominium isn't a style of home, rather, it's a method of ownership, so it can apply just as easily to a town house as to an apartment. A condo town house, simply put, is a town house that you buy on the same terms as a condo. This is not common if you're looking at Mississauga townhouses, which tend to be owned outright by their occupants, but is more common in places like Florida and California where condos are popular with vacationers.

So what will a condo town house look like? Condo town houses look just like regular town houses. That is to say, like single family homes built so that they share two of their outer walls with their neighbors on either side. Town houses can have backyards, front yards, attics, basements, garages, and any number of amenities common to detached homes. This is true of freehold Toronto townhouses and of condo town houses. The only difference is that they are built very close together in a row.

The difference with a condo town house is that you will own a part of the whole development (your town house) while the whole development belongs to the corporation. You will have fewer options owning a condo town house than a regular town house (you could not, for instance, tear it down) and you will usually have to abide by the rules of the community, much like a Ajax real estate homeowner's association. They may dictate what color your house may be and other aesthetic values.

There are advantages to owning a condo town house, however. The biggest one is that you will enjoy the same amenities in the town house community as in a building of Brampton condos. This might include a workout area, pool, park, or security, which would be paid for by your monthly condo fees.
